Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission Site Location Plan B 3300 01 Rev A Existing & Proposed Site Plan B 3300 02 Rev A Plans & Elevations Water Management Statement Reason: To ensure compliance with the approved scheme
The materials to be used in the construction of the external surfaces of the garage/store hereby permitted shall match those used in the main dwelling unless otherwise agreed in writing by the Local Planning Authority. Reason - To ensure that the new materials are in keeping with the surroundings and represent quality design in accordance with policy SWDPR 28 of the South Worcestershire Development Plan Review.
The existing hedge along the site frontage, to the south of the application site, shall be retained as part of the development. The hedge shall not be removed, reduced or damaged during the course of the development and shall be protected for the duration of construction works. If any part of the hedge is removed, damaged or dies as a result of the development, it shall be replaced in the next available planting season with a hedge of similar species, length and character, unless otherwise agreed in writing by the Local Planning Authority. Reason: To maintain the visual and environmental quality of the site and to ensure the development contributes to the conservation of biodiversity within the site and wider area in accordance with Policy SWDPR 7 and Policy SWDPR 30 of the South Worcestershire Development Plan Review 2026, as well as the aims and objectives of the National Planning Policy Framework.
The proposed replacement Mountain Ash tree (12–14cm girth) shall be planted during the course of the development in the position shown on the Proposed Site Plan (ref. B3300 01A). The tree shall thereafter be retained and properly maintained for a period of not less than five years from the date of planting. If, within this five-year period, the tree or any replacement tree is removed, uprooted, destroyed, dies or becomes seriously damaged or diseased, it shall be replaced during the next available planting season with a tree of the same size and species, unless otherwise agreed in writing by the Local Planning Authority. Reason: To maintain the visual and environmental quality of the site and to provide a contribution to green infrastructure in accordance with Policy SWDPR 7 of the South Worcestershire Development Plan Review 2026, and the aims and objectives of the National Planning Policy Framework.
The Local Planning Authority has acted positively and proactively in determining this application by assessing the proposal against all material considerations, including planning policies and any representations that may have been received and subsequently determining to grant planning permission in accordance with the presumption in favour of sustainable development, as set out within the National Planning Policy Framework.
