| The materials to be used in the construction of the proposed replacement fencing hereby permitted shall match those used in the existing fence unless otherwise agreed by the Local Planning Authority. Reason: To ensure that the new materials are in keeping with the surroundings and represent quality design in accordance with policy SWDPR 28 of the South Worcestershire Development Plan Review 2026. |
| The existing hedge along the site boundary shall be retained and protected for the duration of the development hereby permitted. No part of the hedge shall be removed, cut back, or otherwise damaged unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure the retention and protection of existing landscaping features in the interests of visual amenity and biodiversity, in accordance with Policy SWDPR 30 of the South Worcestershire Development Plan Review. |
| The Applicant is advised that Exolum Pipeline System Ltd has confirmed that its apparatus is affected by the development. The pipeline and associated infrastructure are protected under the Energy Act 2013 and the Pipeline Safety Regulations 1996, and an easement strip of 6 metres applies. No works or intrusive activities should be undertaken within the vicinity of the pipeline without first contacting Exolum to obtain appropriate guidance and, where necessary, a formal Works Consent. Exolum should be contacted within 28 days of the date of their correspondence, quoting reference 261602, to validate the enquiry. Failure to do so may result in the enquiry becoming void. Applicants and contractors are reminded of their duty of care to avoid damage to pipeline apparatus, including during works carried out outside the easement strip, and should ensure that all necessary precautions are taken prior to commencement of development. |
