| The works to which this Listed Building Consent relates must be commenced before the expiration of three years beginning with the date of this consent. Reason: To conform with the requirements of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission: ATT.01 Rev B Advertising Signs General Arrangement, received 6th February 2026 Reason: To ensure that the development is carried out in accordance with the approved plans |
| The lighting for the illuminated advertisement hereby approved shall be turned off when the public house is closed to the public. Reason: To protect the character and appearance of the Grade II listed building and the Foregate Street and The Tything Conservation Area, in accordance with Policies SWDP 6 and 24 of the South Worcestershire Development Plan 2016. |
| The luminance of the illuminated advertisement shall not exceed 200 candelas per square metre (cd/m²) at any time when illuminated, as measured in accordance with the current guidance issued by the Institute of Lighting Professionals for the measurement of illuminated advertisements. Reason: To safeguard the setting and significance of designated and non-designated heritage assets, in accordance with Policies SWDP 6 and SWDP 24 of the South Worcestershire Development Plan (2016). |
| Notwithstanding the submitted details, all signs hereby approved shall be finished in a matte paint or a similar non-reflective finish. Gloss or reflective finishes shall not be used on any sign(s) without the prior written approval of the local planning authority. Reason: To preserve the character and appearance of the conservation area and historic setting of the listed building in accordance with Policies SWDP 6 and 24. |
