Condition Details / Information Notes
The development hereby permitted shall be begun not later than the expiration of three years from the date of original decision notice for application 25/00934/HP (dated 5th January 2026). Reason: To comply with the provisions of Sections 73(5) and 91 of the Town and Country Planning Act 1990 (as amended).
The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission 260117_P01 Proposed Ground Floor Plan 260117_P02 Proposed First Floor Plan 260117_P03_R1 Proposed Elevations Reason: To define the permission.
The external facing materials for the development hereby permitted shall match those shown in the approved drawings, unless otherwise agreed in writing by the Local Planning Authority. Reason - To ensure that the new materials are in keeping with the surroundings and represent quality design in accordance with policy SWDPR 28 of the South Worcestershire Development Plan Review.
The development hereby approved shall not commence until a Construction Traffic Management Plan has been submitted to and approved in writing by the Local Planning Authority. This shall include but not be limited to the following:- - Duration of works; - Size, type and frequency of deliveries; - The hours that delivery vehicles will be permitted to arrive and depart, and arrangements for unloading and manoeuvring; - Details of site operative parking off site if necessary, plus material storage areas; - Use of a banksman to oversee all vehicular manoeuvres; - Measures to ensure that mud or other detritus is not deposited on the public highway; - Measures to demonstrate that those immediately affected by the construction works will be kept informed and due consideration and courtesy will be shown to the local community. The measures set out in the approved plan shall be carried out and complied with in full during the construction of the development hereby approved. Reason: To ensure the provision of adequate on-site facilities and in the interests of highway safety.
The development hereby permitted shall not be first occupied until sheltered, secure and accessible cycle parking has been provided in accordance with details to be submitted to and approved in writing by the Local Planning Authority. Thereafter the provision shall be retained for the purposes of cycle parking only at all times. Reason: To comply with the Council’s parking standards.
Prior to the occupation of the development hereby permitted, one swift bird box shall be installed on the north or east elevation of the dwelling and retained for the lifetime of the development. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area.
