| The works to which this Listed Building Consent relates must be commenced before the expiration of three years beginning with the date of this consent. Reason: To conform with the requirements of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission Location Plan Block Plan Method Statement Reason: To ensure compliance with the approved scheme and policies SWDP 9, 28 and 33 of the South Worcestershire Development Plan Review. |
| The boundary wall shall be rebuilt using materials and construction details that match the existing wall in terms of colour, size, texture, and bond, unless otherwise agreed in writing by the Local Planning Authority. Prior to commencement of the works, details and/or samples of the proposed materials (including bricks, mortar mix, and pointing style) shall be submitted to and approved in writing by the Local Planning Authority. The development shall be carried out in accordance with the approved details. Reason: To ensure that the works preserve the character and appearance of the listed building and its setting, in accordance with relevant heritage policies. |
| The applicant's attention is drawn to the presence of trees adjacent to the proposed works. Demolition and reconstruction of the wall should be undertaken in accordance with the principles of BS 5837:2012 Trees in Relation to Design, Demolition and Construction – Recommendations. Particular care should be taken to minimise excavation within the root protection areas of adjacent trees and to retain and protect any roots encountered during the works. Any proposed works to trees may require separate notification or consent from the Local Planning Authority. |
