Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission Location Plan, received 01 April 2026 Block Plan, Ref 2704-01 Floor Plans As Existing, Ref 2704-02 Elevations As Existing, Ref 2704-03 Roof Plan and Sections as Existing, Ref 2704-04 Floor Plans As Proposed, Ref 2704-05 Rev B Elevations as Proposed, Ref 2704-06 Roof Plan and Sections as Proposed, 2704-07 Rev B Reason: To ensure compliance with the approved scheme
Prior to their first use on site details and samples of the materials to be used in the construction of the proposed chimney hereby permitted shall be submitted to and approved in writing by the local planning authority. The details to be submitted shall include: a) details of the type, colour, texture, finish of the proposed brickwork. b) details of the type, colour, texture of the proposed mortar. c) sample of the proposed brickwork and pointing. d) details of external window awnings, including design, fixings and colour. The development shall be carried out using the materials as approved, unless otherwise first submitted to and agreed in writing with the Local Planning Authority. Reason: To ensure that the new materials are in keeping with the character and appearance of the Locally Listed Building and its surroundings, to represent high quality design, and to conserve and enhance the significance of the heritage asset, in accordance with Policies SWDPR 09 and SWDPR 28.
The proposed Markilux awnings (Transolair or Vuscreen ALU) shall be installed only in the following manufacturer’s standard colour references, unless an alternative has been otherwise agreed in writing by the Local Planning Authority: Transloair range: 33907 33908 33950 Markilux Vuscreen ALU range: 31707 31709 31717 31728 For the avoidance of doubt, the above numbers refer to Markilux’s proprietary fabric/design colour codes. Reason: To ensure that the new materials are in keeping with the character and appearance of the Locally Listed Building and its surroundings, to represent high quality design, and to conserve and enhance the significance of the heritage asset, in accordance with Policies SWDPR 09 and SWDPR 28.
The proposed rooflight shall be installed as a Clements Windows conservation rooflight, unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure that the new materials are in keeping with the character and appearance of the Locally Listed Building and its surroundings, to represent high quality design, and to conserve and enhance the significance of the heritage asset, in accordance with Policies SWDPR 09 and SWDPR 28.
The Local Planning Authority has acted positively and proactively in determining this application by assessing the proposal against all material considerations, including planning policies and any representations that may have been received and subsequently determining to grant planning permission in accordance with the presumption in favour of sustainable development, as set out within the National Planning Policy Framework.
