Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission Location Plan 16AC-DWG-PBP Proposed Block Plan received 16 June 2026 16AC-DWG-EPE Existing Plans and Elevations 16AC-DWG-PP Proposed Floor Plans received 16 June 2026 16AC-DWG-PE Proposed Elevations received 16 June 2026 Water Management Statement Reason: To ensure compliance with the approved scheme
The materials to be used in the construction of the external surfaces of the extensions hereby permitted shall match those used in the host dwelling, unless otherwise agreed by the Local Planning Authority. Reason: To ensure that the new materials are in keeping with the surroundings and represent high-quality design in accordance with Policy SWDPR 28 of the South Worcestershire Development Plan Review 2026.
Prior to the installation of any brick slips, details including the manufacturer and product specification shall be submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details and retained as such. Reason: To ensure that the new materials are in keeping with the surroundings and represent high-quality design in accordance with Policy SWDPR 28 of the South Worcestershire Development Plan Review 2026.
The roof area of the rear flat roof extension hereby permitted shall not be used as a balcony, roof garden or similar amenity area. Reason: To preserve the amenities of the locality in accordance with Policy SWDPR 28 of the South Worcestershire Development Plan Review.
Prior to the first occupation of the development hereby approved, one standard bird box shall be installed on the rear elevation and shall thereafter be retained for the lifetime of the development. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDPR 30 of the South Worcestershire Development Plan Review.
The Local Planning Authority has acted positively and proactively in determining this application by assessing the proposal against all material considerations, including planning policies and any representations that may have been received and subsequently determining to grant planning permission in accordance with the presumption in favour of sustainable development, as set out within the National Planning Policy Framework.
