Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

The materials to be used in the construction of the external surfaces of the proposed single storey rear extension hereby permitted shall match those used in the host dwelling, unless otherwise agreed by the Local Planning Authority. Reason: To ensure that the new materials are in keeping with the surroundings and represent high-quality design in accordance with Policy SWDPR 28 of the South Worcestershire Development Plan Review 2026.
The flat roof area of the extension hereby permitted shall not be used as a balcony, roof garden or similar amenity area. Reason - To maintain the privacy of neighbouring rear garden, in accordance with Policy SWDPR 28 of the South Worcestershire Development Plan Review.
The Local Planning Authority has acted positively and proactively in determining this application by assessing the proposal against all material considerations, including planning policies and any representations that may have been received and subsequently determining to grant planning permission in accordance with the presumption in favour of sustainable development, as set out within the National Planning Policy Framework.
