Prior to the installation of glazing and ventilation products a technical note confirming that they meet the octave band sound reductions detailed in the Residential Noise Survey revision A shall be submitted to and approved in writing by the Local Planning Authority. The development shall not be undertaken other than in accordance with such approved details and retained as such thereafter. Reason: To safeguard the amenities of future residents of the development in accordance with policy SWDP 21 of the South Worcestershire Development Plan and the aims and objectives of the National Planning Policy Framework. |
Full details of a 2 metre high acoustic fence between the car ports and the adjacent commercial units with a minimum surface density of 15kg/m2 shall be submitted to the Local Planning Authority for approval in writing prior to installation as part of the development hereby approved. The development shall not be undertaken other than in accordance with such approved details and retained as such thereafter. Reason: in order to minimise noise from the adjacent commercial units and to safeguard the amenities of future residents of the development in accordance with policy SWDP 21 of the South Worcestershire Development Plan and the aims and objectives of the National Planning Policy Framework. |
The Development hereby approved shall not be occupied until the access including pedestrian visibility and car port parking facilities including the delineated footpath and cycle parking shown on Drawing No 12D have been provided. These areas shall thereafter be retained and kept available for their respective approved uses at all times. The Development hereby approved shall not commence until a Construction Environmental Management Plan has been submitted to and approved in writing by the Local Planning Authority. This shall include but not be limited to the following:- - Measures to ensure that vehicles leaving the site do not deposit mud or other detritus on the public highway; - Details of site operative parking areas, material storage areas and the location of site operatives facilities (offices, toilets etc); - The hours that delivery vehicles will be permitted to arrive and depart, and arrangements for unloading and manoeuvring. - Details of any temporary construction accesses and their reinstatement. - A highway condition survey, timescale for re-inspections, and details of any reinstatement. - Measures to minimise the extent of the dust, odour, noise and vibration, - Measures to minimise the risk of contamination, - Measures to protect the wildlife corridor to the rear of the site during construction - The management of construction traffic; - The management of biodiversity impacts arising from the construction process - Wheel washing facilities; - Means to control noise and pollution of the water environment, and; - A scheme for recycling/ disposing of waste from demolition and construction works The measures set out in the approved Plan shall be carried out and complied with in full during the construction of the development hereby approved. Site operatives' parking, material storage and the positioning of operatives' facilities shall only take place on the site in locations approved by in writing by the local planning authority. |
A landscape management plan, including long term design objectives, management responsibilities and maintenance schedules for all landscape areas shall be submitted to and approved by the local planning authority prior to the occupation of the development or any phase of the development, whichever is the sooner, for its permitted use. The landscape management plan shall be carried out as approved. Reason: To maintain the visual and environmental quality of the site and surrounding area in accordance with policies SWDP 5 and SWDP 21 of the South Worcestershire Development Plan and aims and objectives of the National Planning Policy Framework. |
Twenty one days before any development is commenced resulting in any excavation within the site, written notice shall be given to the local planning authority, whereupon the local planning authority shall, within 21 days of receipt of such notice, specify in writing to the developer which persons authorised by the local planning authority shall be allowed access to the site whilst any excavations are in progress for the purpose of archaeological investigation. This access shall allow for a period of one day for unencumbered archaeological recording to take place within the trenches if in the opinion of the City Archaeological Officer features of interest are revealed. Reason:- To allow the historical and archaeological interest of the <site/building> to be recorded in accordance with policies SWDP6 and SWDP 24 of the South Worcestershire Development Plan and aims and objectives of the National Planning Policy Framework. |
No building operations hereby permitted shall commence until details of the materials to be used in the construction of the external surfaces of the 8 dwellings hereby permitted have been submitted to and approved in writing by the local planning authority. The details to be submitted shall include:- - type, colour, texture, size, coursing, finish, jointing and pointing of brickwork - type, colour, texture, size and design of roofing materials; - details of windows and external doors including information on finish; plans clearly showing all boundary treatments and gates on site The development shall be carried out using the materials as approved. Reason - To ensure that the new materials are in keeping with the surroundings and/or represent quality design in accordance with policy SWDP21 of the South Worcestershire Development Plan. |
During the construction works hereby approved no operations including deliveries to or from the site shall be carried out on the site other than between the hours of 0730 to 1800 Mondays to Fridays inclusive and 0800 to 1300 on Saturdays and no operations shall be carried out at all on Sundays or on statutory Bank Holidays. For the following reason:- To maintain the residential amenity of the surrounding residential development in accordance with policy SWDP21 of the South Worcestershire Development Plan and the aims and objectives of the National Planning Policy Framework. |
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any other order revoking and re-enacting that Order with or without modification), the approved dwellings shall not be extended, nor shall any structures be erected within the curtilage of the said dwellings, without the express consent of the Local Planning Authority. Reason: To enable the Local Planning Authority to retain planning control over the development of this site in order to safeguard the amenities of the occupants of the adjoining dwellings in accordance with policy SWDP21 of the South Worcestershire Development Plan and aims and objectives of the National Planning Policy Framework. |
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any other order revoking and re-enacting that Order with or without modification), no new windows, rooflights or other openings, other than those shown on the approved plans, shall be inserted in the walls or roof of the dwelling without the grant of further specific planning permission from the Local Planning Authority. Reason: To enable the Local Planning Authority to retain planning control over the development of this site in order to safeguard the amenities of the occupants of the adjoining dwellings in accordance with policy SWDP 21 of the South Worcestershire Development Plan and aims and objectives of the National Planning Policy Framework. |
Prior to the commencement of the development hereby approved a scheme for surface water drainage shall be submitted to, and approved in writing by the Local Planning Authority. Prior to submission of the scheme an assessment shall be carried out into the potential of disposing of surface water by means of a sustainable drainage system (SuDS), and the results of this assessment shall be submitted to and approved by the Local Planning Authority. If infiltration techniques are used then the plan shall include the details of field percolation tests. There shall be no increase in surface water run-off from the site compared to the existing pre-application brownfield run-off rate less 30%, up to a 1 in 100 year storm event plus 40% allowance for climate change. The scheme shall provide an appropriate level of runoff treatment. The scheme shall be implemented in accordance with the approved details before the development is first brought into use. Where a sustainable drainage scheme is to be provided, the submitted details shall: i. provide information about the design storm period and intensity, the method employed to delay and control the surface water discharged from the site and the measures taken to prevent pollution of the receiving groundwater and/or surface waters; ii. include a timetable for its implementation; iii. provide a management and maintenance plan for the lifetime of the development which shall include robust arrangements to secure the operation of the scheme throughout its lifetime. Reason: To ensure a satisfactory means of disposal for surface water without increasing the risk of flooding to the site or elsewhere. |
The granting of this planning permission does not remove any obligations on the applicant to undertake a technical design check of the proposed highway works with the Highway Authority, nor does it confirm acceptance of the proposal by the Highway Authority until that design check process has been concluded. Upon the satisfactory completion of the technical check the design would be suitable to allow conditions imposed under this permission to be discharged, but works to the public highway cannot take place until a legal agreement under Section 278 of the Highways Act 1980 has been entered into and the applicant has complied with the requirements of the Traffic Management Act 2004. The applicant is urged to engage with the Highway Authority as early as possible to ensure that the approval process is started in a timely manner to achieve delivery of the highway works in accordance with the above mentioned conditions. The applicant should be aware of the term “highway works” being inclusive of, but not limited to, the proposed junction arrangement, street lighting, structures and any necessary traffic regulation orders. |
