The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission Location Plan 06 Block Plan 03 AProposed Floor Plans 04 A Proposed Elevations 05 Roof Plans 39 St Dunstans Crescent Suds Reason: To ensure compliance with the approved scheme |
In line with Government policy on biodiversity, a single bat box installed within the land ownership of 39 St Dunstans Cresent. The box should be installed on a suitable mature tree in the rear garden (e.g. Schwegler 2F Bat Box). The box should be installed approximately 3 to 4 metres above ground level. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan. |
As a precautionary approach, it is recommended that a licensed bat worker remains 'on call' during the development works. In the event that roosting bats are discovered, works must cease immediately and Natural England must be contacted to advise on any licensing requirements to allow lawful completion of the work. Reason: To ensure the conservation of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan. |
