Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby permitted shall be carried out and completed in accordance with the following approved plans and associated documents and the specifications and recommendations contained therein, except where otherwise stipulated by conditions attached to this permission: NS/04/02; Design and Access Statement dated 22 August 2023; Water Management Statement (unnumbered) and Heritage Statement dated 22 August 2023. Reason: To ensure compliance with the approved scheme.
The short-term let/holiday accommodation hereby approved shall be occupied for short-term purposes only and shall not be occupied as a person or persons’ sole or main place or residence. An up-to-date register shall be kept and maintained of the names of all occupiers of individual units, and of their main home addresses, and this information shall be available at all reasonable times to the Local Planning Authority on request. Reason: To ensure that the accommodation is used only as short-term let / holiday accommodation due to their size, layout and relationship to neighbouring commercial uses in accordance with Policies SWDP 21 and SWDP 35 of the South Worcestershire Development Plan 2016.
No superstructure works shall take place until samples and full particulars of all external facing materials to be used in the construction of the development have been submitted to and approved in writing by the Local Planning Authority. The development shall not be carried out other than in accordance with the approved details. Reason: To ensure a satisfactory external appearance of the development and that high quality materials and finishes are used, in accordance with Policy SWDP 21 of the South Worcestershire Development Plan (2016).
The Development hereby permitted shall not be occupied until the sheltered, secure and accessible cycle parking shown on the Proposed Block Plan has been provided. Thereafter the provision shall be retained for the purposes of cycle parking only at all times. Reason: To comply with the Council’s parking standards.
The approved refuse storage facilities shall be implemented prior to the first occupation of the associated development and/or building(s) and retained thereafter. Reason: To ensure adequate refuse storage facilities are incorporated in the development and/or ensure high quality design in accordance with policies SWDP21 and SWDP33 of the South Worcestershire Development Plan.
The Local Planning Authority has acted positively and proactively in determining this application by assessing the proposal against all material considerations, including planning policies and any representations that may have been received and subsequently determining to grant planning permission in accordance with the presumption in favour of sustainable development, as set out within the National Planning Policy Framework.
