Condition Details / Information Notes
The development must be begun not later than the expiration of three years from the date of this permission. For the following reason:- Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
The development hereby approved shall be carried out in complete accordance with the submitted plans, except where otherwise stipulated by conditions attached to this permission. For the following reason: For the avoidance of doubt and to secure a satisfactory form of development in accordance with policy SWDP 21 of the South Worcestershire Development Plan and aims and objectives of the National Planning Policy Framework.
Prior to the first commencement of development a scheme for the provision of a shared system for satellite television using one satellite dish only on the whole site shall be submitted to and approved in writing by the local planning authority. The approved scheme, which shall include the siting, size and colour of the satellite dish shall be implemented prior to the first occupation of any apartment hereby approved. For the following reason:- To ensure the satisfactory provision of this necessary residential facility in accordance with policy SWDP21 of the South Worcestershire Development Plan and aims and objectives of the National Planning Policy Framework.
This consent does not relate to the removal of any features of archaeological, architectural or historic interest except where specifically shown on the approved plans as varied by the conditions attached hereto. Such features shall be retained within the building in accordance with details to be submitted to and approved in writing by the Local Planning Authority and retained in perpetuity thereafter . Schedule: Hop Press External taking in doors and their associated external hinged platforms with their chains and metal grab handles plus, internally the cast iron counterweights which form part of the taking-in door opening mechanism Projecting hoist on front elevation Internal hoist mechanism on the top floor to be retained, although this can be boarded over and remain in situ above a ceiling Business name plate on principal entrance For the following reason:- To maintain the character of this building as a grade II listed building in accordance with policies SWDP 6 and SWDP 24 of the South Worcestershire Development Plan and the aims and objectives of the National Planning Policy Framework
Satisfactory measures shall be taken to ensure the careful safeguarding and storage of the Hop Press during construction within the building. Prior to occupation of any of the residential units shall be re-sited underneath the ground floor stairs as set out in the approved plans and to be retained in perpetuity thereafter. For the following reason:- To maintain the character of this building as a grade II listed building in accordance with policy SWDP 6 of the South Worcestershire Development Plan and the aims and objectives of the National Planning Policy Framework
Notwithstanding any details shown on the submitted plans groundwork's and foundations shall be constructed with details to be agreed in writing by the local planning authority before works ground disturbance works commences. For the following reason:- To preserve the archaeological interest of the site in accordance with policies SWDP 6 and SWDP 24 of the South Worcestershire Development Plan and the aims and objectives of the National Planning Policy Framework.
Twenty one days before any development is commenced resulting in any excavation within the site, written notice shall be given to the local planning authority, whereupon the local planning authority shall, within 21 days of receipt of such notice, specify in writing to the developer which persons authorised by the local planning authority shall be allowed access to the site whilst any excavations are in progress for the purpose of archaeological investigation. This access shall allow for a period of one day for unencumbered archaeological recording to take place within the trenches if in the opinion of the City Archaeological Officer features of interest are revealed. For the following reason:- To allow the historical and archaeological interest of the building to be recorded in accordance with policies SWDP 6 and SWDP 24 of the South Worcestershire Development Plan and the aims and objectives of the National Planning Policy Framework.
Samples of materials, including waterproof mastic to be applied to internal doors, and a schedule of proposed works of conversion shall be submitted to and approved by the local planning authority in writing prior to implementation as part of the development hereby approved. The development shall not be carried out otherwise than in accordance with such approved details. For the following reason:- To maintain the character of this building as a grade II listed building in accordance with policy SWDP 6 of the South Worcestershire Development Plan and the aims and objectives of the National Planning Policy Framework.
Full details of the following matters including any details shown on the submitted plans shall be submitted to and approved by the local planning authority in writing prior to implementation as part of the development hereby approved. Schedule:- - noise insulation measures between floors, the internal walls of the premises and adjacent premises and secondary glazing. The development shall not be undertaken other than in full accordance with such approved details. For the following reason:- Insufficient details were submitted for these matters to be fully and properly considered in respect of the approval hereby granted and policy SWDP 21 of the South Worcestershire Development Plan and the aims and objectives of the National Planning Policy Framework.
